detailed site plan is prepared, staff would meet with Belair to discuss what standards of <br /> the ECOA should be rewritten and how. It is anticipated the ordinance and <br /> Comprehensive Plan amendments that will be necessary would be considered in May or <br /> July. An additional work session on this topic may be necessary. <br /> Upcoming New Brighton Exchange Projects <br /> Cardiovascular Systems, Inc. (CSI) <br /> Over the past couple of months, staff has been working with Ryan Companies and <br /> Colliers International (the City's development partner and broker) on a deal that would <br /> bring a medical device manufacturer's corporate headquarters to New Brighton. This <br /> local company, CSI, was examining sites all over the metro area and soliciting for <br /> proposals. About two weeks ago, after several negotiations with the City Council, the <br /> City was advised that CSI choose a site in New Brighton Exchange. CSI currently leases <br /> space in an industrial building on Old Highway 8 SW. Their company recently went <br /> public and they are growing very rapidly and are in need of a new corporate headquarters. <br /> The current plan consists of a 130,000 SF building that would be constructed on the east <br /> side of Old Highway 8 NW within New Brighton Exchange. Specifically, the site <br /> consists of 11 acres in the northeast corner of Old Highway 8 NW and 694 (referred to as <br /> Blocks A and F). The construction timetable in very fast, in that they want to start <br /> construction by June 1st and be in a portion of the building by November. This means <br /> they will submit for land use approval next month. Ryan Companies will be the <br /> developer and will submit for a Plat and Site Plan approval. <br /> APi Group, Inc. <br /> Back in January, the City Council approved a Private Contract for Redevelopment with <br /> APi Group, Inc. APi plans to construct a second building, consisting of 45,000 SF in <br /> three stories on two acres of land. The new building would be constructed on the <br /> southern half of Block G, which is located between The View Apartments and Old <br /> Highway 8 NW. APi has indicated they would like to start construction this fall. Staff <br /> anticipates they will submit for a Plat and Site Plan approval in May. <br /> Pulte Homes <br /> On March 3, 2014 the MPCA issued an approval letter to Pulte Homes. Because <br /> approval of Pulte's Response Action Plan (RAP) took much longer than anticipated, <br /> Pulte was not able to meet their construction start goal of last fall. Pulte has signaled they <br /> wish to start construction this spring. The land use approvals for Pulte required a June 1, <br /> 2014 construction commencement date, and being it looks as though that date will be <br /> met, no additional land use approval will be necessary. <br /> Amendments to NWQ, Northwest Quadrant Zoning District <br /> Staff has been working on extensive amendments to the NWQ, Northwest Quadrant <br /> zoning district. This zoning district was originally adopted in 2008 and at the time the <br /> only building within New Brighton Exchange was the APi Group headquarters (which <br /> was approved via PUD).
