Consideration of a Minor Subdivision, Subdividing a 6’ x 75’ Section of 298 Old <br />Highway 8 NW so that it can be combined with 284 Old Highway 8 NW not <br />resulting in any new developable lot. Report No. 14-279. <br /> <br />City Manager Lotter indicated City Planner Gundlach would be presenting this item to the Council. <br />City Planner Gundlach reported the applicant is requesting a minor subdivision, subdividing <br />off a 6’ x 75’ (450 SF) parcel from 298 Old Highway 8 NW. The intent of the proposed <br />subdivision is not to create a new developable lot, rather to allow the adjacent property at 284 <br />Old Highway 8 NW to obtain additional land. The proposal would be conditioned on the <br />newly subdivided parcel being legally combined with the lot adjacent at 284 Old Highway 8 <br />NW. Both 284 and 298 Old Highway 8 NW, pre and post subdivision, meet the minimum area <br />and width standards of the R-1, Single Family Residential zoning district. The applicant, who <br />is the owner of 284 Old Highway 8 NW, wishes to obtain additional land to support <br />construction of a garage. The owner of the parcel to be subdivided (298 Old Highway 8 NW) <br />has consented to be subdivision by signing the Land Use Application. City Code Section 28- <br />18 outlines which projects are eligible for Minor Subdivision approval verses a Preliminary <br />and Final Plat. Because this subdivision is of small size and conditions are well defined, only a <br />Minor Subdivision is necessary. As stated in Section 26-18(1) the City Council shall hold the <br />public hearing after proper published and mailed notice to property owners within 350’. <br />Proper published and mailed notice has been given. Staff received two public inquiries. Staff <br />recommended that the Council hold a public hearing and approve the request contingent on the <br />applicant legally combining the proposed “transfer parcel” with 284 Old Highway 8 NW. <br /> <br />Motion by Councilmember Jacobsen, seconded by Councilmember Burg to open the <br />Public Hearing. <br /> <br />5 Ayes, 0 Nays - Motion Carried <br /> <br />The Public Hearing was opened at 6:50 p.m. <br /> <br />Mayor Jacobsen asked for additional comments. <br /> <br />Walter Winenski, 284 Old Highway 8 NW, explained that the additional land would allow for <br />the property to have a garage constructed.
