The proposed width of the roadway extension will match the existing width of 12th AVE <br />NW, which is less than typical. The proposed right-of-way width dedication is 33’ when 60’ is <br />normally required (actual roadway width of 24’ proposed, 33’ typical). Per City Code Section <br />26-8 (1), “the arrangement of streets in a new subdivision shall make provision for the <br />appropriate continuation of existing streets in adjoining areas”. Additionally, Chapter 25, Article <br />2, provides ability to approve a street width less than typical when the City Council approves <br />such width at the time of plat and the City Engineer approves the plans and specifications for that <br />street prior to construction. The City Engineer has provided comment in the attached Interoffice <br />Engineering/Public Works memo and accepts the matched width of 33’ for the 12th AVE NW <br />extension. <br /> <br />Chapter 26 of the City Code, Section 26-33 establishes qualifications governing a preliminary <br />plat. Those are as follows, with a staff response to each in italics: <br /> <br />(1) The Planning Commission may return a conditional recommendation. The City Council <br />may require revisions as it deems necessary for the health, safety, general welfare, order <br />and convenience of the City. <br /> <br />Staff finds that a conditional recommendation is required for this preliminary plat. These <br />conditions will ensure compliance with all R-1 standards, which exist in order to protect <br />health, safety, general welfare and order. These conditions also provide the best means <br />to move forward on costly removals while ensuring a final plat will be approved. <br />
