interoffice <br />MEMORANDUM <br /> <br /> <br /> <br /> <br />to: Janice Gundlach, Assistant Director of Community Assets and Development <br />from: Craig Schlichting, Director of Community Assets and Development <br />subject: Eckson Development <br />date: February 11, 2015 <br /> <br />The Engineering Department and Public Works have reviewed the site plan and preliminary grading & <br />utility plans for Eckson and we offer the following comments: <br /> <br />Streets- <br /> <br />1. Portions of the existing curb and gutter and pavement on 13th Street and 12th Avenue NW will be <br />removed for extensions of 12th Avenue NW. Please include more detailed intersection elevations to <br />demonstrate water reaches the intended location (possibly including cross gutters for proper <br />drainage). <br /> <br />2. Small utilities including power lines will require relocation. Facilities should be placed underground <br />where possible. <br /> <br />3. Adjust the note on the plans indicating that the contractor must contact Dustin Lind in the Engineering <br />Department at 651-638-2055for inspection of all street and utility work. <br /> <br />4. The proposed lighting should be added to the plans and the appropriate light documents/details <br />should be provided to the Planning Department for review. <br /> <br />5. Portions of the existing street will be reconstructed based on disturbed areas from the sewer line <br />grade revisions. <br /> <br />Storm Sewer-Grading <br /> <br />1. Drainage calculations/areas including discharge rates, HWL’s and storm sewer sizing are included; <br />provide any updates with future submittals for our review. <br /> <br />2. A permit will be required from the Rice Creek Watershed District. The RCWD recognizes a HWL <br />which is higher than FEMA. Compensatory storage for any fill within the HWL will be required. <br /> <br />3. If a cross gutters is required to properly drain the intersection it will need to be shown on the plans. <br /> <br />4. Site storm sewer will discharge into a new stormwater basin. The City will maintain this feature and <br />an access route to the outlet structure must be provided. The stormwater calculations indicate a <br />sumped catch basin with a SAFL Baffle. Details to be provided.
