A removal plan needs to be provided to include information regarding the existing retaining wall, <br />existing signs, trees, existing services, and existing utility mains. <br /> <br />6. Storm sewer on private drive is covered with an easement but the pipe and catch basins shall be <br />privately maintained. <br /> <br />7. The City shall be provided with a copy of the NPDES permit and SWPPP prior to any grading <br />operations (including BMP’s and re-vegetation notes). <br /> <br />8. The existing gravel access drive needs to be placed in an easement or relocated as agreed to with <br />adjacent landowners. <br /> <br />9. Inlet protection will be required for storm sewer on 13th Street as well as 12th Avenue. <br /> <br />Watermain <br /> <br />1. The watermain system within the site is to become public, and shall be constructed by the developer <br />and inspected by Public Works. Prior to construction the City shall be provided with an approved <br />permit for watermain extension from MnDOLI/MN Department of Health. <br /> <br />2. The Fire Marshall/City Code Inspector will review the hydrant locations and provide comments as <br />necessary. <br /> <br />3. The Fire Marshall will provide a recommended turning radius for City of New Brighton vehicles. <br />Please provide a drawing showing these radius designs can be met with the street as designed. <br /> <br />4. Future plans should indicate the curb stop and hydrant valve locations. The current valve location for <br />the hydrant at the site entrance should be placed behind the curb. <br /> <br />5. All watermain shall be ductile. <br /> <br />6. The connection to the existing watermain shall be made with a new tee at the existing 90 degree <br />elbow, followed by the proposed valve. The existing tee to the hydrant shall be removed. <br /> <br />Sanitary Sewer <br /> <br />1. The sewer system within the site is to be public and shall be constructed by the developer and <br />inspected by Public Works. Prior to construction the City shall be provided with an approved permit <br />for discharge to the MPCA-Metropolitan Council Environmental Services system. <br /> <br />2. Plans indicate connection to existing sewer main. The plans should include reconstructing the <br />existing sewer line from proposed MH 1 to the east along 13th Street NW. Then the existing manhole <br />will need to be reconstructed to include an outside drop to the south, along with a new sewer line to <br />serve the new and existing homes to the north. The sanitary sewer service material and grades need <br />to meet MnDOLI and MPCA requirements. <br /> <br />3. The depth of the sewer is nearly 20 feet near the existing homes to remain. The contractor shall <br />make arrangements with the adjacent landowners for access as well as using trench boxes to avoid <br />impacting these properties beyond existing easements. <br />
