2. Only coffee and pre-made pastries and the like shall be served via the drive-thru to ensure <br />swift movement of traffic through the site. <br />3. The last two parking spaces, most easterly along the row of parking facing the building, <br />shall be designated and signed for The Bru House employee parking only to ensure <br />adequate stacking space is provided in the drive-thru lane. <br />4. The drive-thru lane shall be painted on-site to ensure non-drive-thru traffic can bypass the <br />drive-thru lane and exit the site. <br />5. Sound from the drive-thru speaker shall not be audible at adjacent residences. <br />6. Should residents of the townhomes to the east complain to City staff of lighting or noise <br />disruptions related to the drive-thru, the applicant shall construct a 6’ privacy fence along <br />the eastern, north-south property line. Upon receiving more than one compliant, City <br />staff shall notify the applicant by letter of the need to comply with the Special Use Permit <br />by constructing the fence. Failure to construct the fence shall constitute a violation of the <br />Special Use Permit, subjecting the applicant to revocation of the special use. <br />7. The applicant shall re-paint the parking stalls abutting the eastern, north-south property as <br />angled parking, providing an 18’ one-way drive-aisle width between the stacking lane <br />and the angled parking so as to comply with Zoning Code Section 11-020(7 & 8). <br />8. The applicant shall be permitted to open the drive-thru lane at 6am. The drive-thru shall <br />close in accordance with the requirements of Section 11-020(10) (H). <br />9.
