(MPI) to permit a 17 acre <br />expansion of MPI’s aggregate crushing/recycling and associated equipment storage operation at <br />2200 Old Highway 8 NW, and <br /> <br />WHEREAS, the application by MPI includes the introduction of a road salt storage and transfer <br />facility use, and <br /> <br />WHEREAS, the procedural history of the application is as follows: <br />1. Applications for a Site Plan and Special Use Permit were received on August 1, 2014. <br />2. A notice for public hearing was posted in the August 8, 2014 edition of the Sun Focus. <br />3. Public hearing notices were mailed to the property owners within 350’ and beyond the <br />subject property on August 8, 2014. <br />4. The Planning Commission tabled action at their August 19, 2014 meeting at the applicant’s <br />request due to incomplete information. <br />5. On August 22, 2014 City staff notified the applicant of the City’s intent to extend the 60 day <br />review period an additional 60 days to November 29, 2014. <br />6. On November 6, 2014, the applicant submitted written notice of their request to extend the <br />review period to January 31, 2015. <br />7. A notice for public hearing was posted in the January 9, 2015 edition of the Sun Focus. <br />8. Public hearing notices were mailed to the property owners within 350’ and beyond the <br />subject property boundary on January 8, 2015. <br />9. The Planning Commission tabled action at their January 20, 2015 meeting at the applicant’s <br />request based on new information submitted on January 16, 2015. <br />10. On January 20, 2015 the applicant submitted written notice of their consent to extend the <br />review period and delay land use consideration to March 31, 2015. <br />11. On March 6, 2015 the applicant submitted written notice of their consent to extend the <br />review period and delay land use consideration to April 30, 2015. <br />12. Public hearing notices were mailed to the property owners within 350’ and beyond the <br />subject property boundary on April 6, 2015. <br />13. A notice for public hearing was posted in the April 10th edition of the Sun Focus. <br />14. The Planning Commission considered the request and held a public hearing on April 21, <br />2015. <br /> <br />WHEREAS, the Planning Commission makes the following Findings of Fact with respect to the <br />Zoning Code Amendment (ZA2014-001), Site Plan (LP2014-005) and Special Use Permit <br />(SP2014-005): <br />1. The property is zoned I – 1, Light Industrial.
