STAFF RECOMMENDATION <br />Staff recommends approval of the Site Plan, Special Use Permit, and Nonconforming Use Permit <br />subject to the following conditions: <br />1. The site is improved in accordance with the plans submitted and attached to this report. <br />2. The proposed landscaping depicted on Sheet L1-1: Rendered Landscape Plan shall be <br />fully implemented. <br />3. The outdoor truck and trailer sales and repair stocks shall be kept in the hashed areas or <br />in designated parking stalls as depicted on Sheet L 1-1: Rendered Landscape Plan. <br />4. All sales stock stored on the property shall be well maintained and in operable condition. <br />5. Light poles erected on the property outside the perimeter of the site shall be constructed <br />within safety islands per the requirements of Zoning Code Section 11-010(6) (B). <br />6. Separate sign permits must be obtained for all new wall and ground signs erected on the <br />property. All signs must comply with Zoning Code Section 9-100. <br />7. A demolition permit is obtained prior to demolishing the southerly garage structure on <br />site. <br />8.
