The Property <br />currently houses a truck and equipment repair and service business. McCoy intends to add truck <br />sales as an allowed use on the Property, operating under McCoy's existing line of dealerships <br />called "Truck Country." This letter and the enclosed materials support McCoy's applications for <br />a special use permit ("SUP"), a nonconforming use permit, and site plan review relating to the <br />Property. <br />Background and Introduction <br />The Property is currently operated as Mike's Truck and Trailer Repair ("Mike's"), a truck and <br />equipment repair business that has operated on the Property since 2004, when Mike's obtained a <br />SUP (the "2004 SUP") to convert the Property from a lumberyard to its current use. Mike's <br />employs 25 full-time employees on the Property. Mike's established business use will continue <br />on the Property pursuant to an agreement with McCoy. Mike's operations will be confined to a <br />defined area of the Property. <br />McCoy proposes to establish its first Minnesota Truck Country franchise on the Property. <br />McCoy operates 21 existing truck and trailer dealerships throughout the Midwest, 14 of which <br />operate under the name Truck Country. Truck Country offers modern truck and tractors for sale; <br />this franchise will sell only used trucks, which are extensively cleaned and detailed prior to sale. <br />McCoy's dealerships are clean, well-maintained and orderly. McCoy will make a significant <br />investment into the Property to improve it to McCoy's high standards. Investments in the <br />Property will include the demolition of older structures, landscaping, new downcast lighting, a <br />security fence and gating, new asphalt as necessary, and crack fill with seal coating. <br />
