RESOLUTION NO. 15-011 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVING A FINAL PLANNED UNIT <br />DEVELOPMENT AND FINAL PLAT TO BE KNOWN AS ENCLAVE AT NEW BRIGHTON <br />EXCHANGE PLAT 2 AND PLAT 3. <br />WHEREAS, an application has been made by Paul Heuer on behalf of Pulte Homes of <br />Minnesota to be considered for Final Planned Unit Development and Final Plat approval <br />for development of 28 single family homes and 36 townhomes for property legally <br />described as Outlots C, D, G, and a portion of Outlot A, ENCLAVE AT NEW <br />BRIGHTON EXCHANGE, and <br />WHEREAS, the procedural history of the applications are as follows: <br />1. Applications for Final Planned Unit Development and Final Plat were received on <br />December 23, 2014. <br />2. Public hearing notices for the requests were published in the New Brighton area Sun <br />Focus on January 9, 2015. <br />3. Public hearing notifications were mailed to all property owners within 600' of the <br />subject property on January 8, 2015. <br />4. The Planning Commission, pursuant to published and mailed notices, held a public <br />hearing on January 20, 2015. <br />5. The Planning Commission recommended conditional approval of the requests on <br />January 20, 2015. <br />6. The City Council considered the requests on January 27, 2015. <br />WHEREAS, the Planning Commission and City Council make the following Findings of <br />Fant with respect to the Final PUD and Final Plat approval for the 2nd Addition (PD2015- <br />001, FP2015-001) and Final PUD and Final Plat approval for the 3'd Addition (PD2015- <br />002, FP2015-002): <br />1. The property is currently legally described as Outlots C, D, G and a portion of Outlot <br />A, ENCLAVE AT NEW BRIGHTON EXCHANGE. <br />2. The property is zoned NBE, New Brighton Exchange. <br />3. The property is guided in the New Brighton Comprehensive Plan for CC, City Center. <br />4. Preliminary Planned Unit Development and Preliminary Plat approval were granted <br />on September 24, 2013. <br />5. All residential uses are consistent with the CC, City Center land use designation in <br />the Comprehensive Plan. <br />6. The proposed plans for the Final Planned Unit Development and Final Plat are <br />consistent with the Preliminary Planned Unit Development and Preliminary Plat <br />approval granted on September 24, 2013 via Resolution 13-076. <br />
