PLANNING REPORT <br />DATE: September 10, 2015 <br />CASE: FP2015-003 <br />SUBJECT: Re -Plat of Enclave at New Brighton Exchange 2nd Addition to Enclave at <br />New Brighton Exchange Townhomes <br />APPLICANT: Pulte Homes of Minnesota <br />REQUEST & BACKGROUND <br />Pulte Homes of Minnesota is requesting a re -plat of the Final Plat known as Enclave at New <br />Brighton Exchange 2nd Addition, renaming the plat to Enclave at New Brighton Exchange <br />Townhomes. The purpose of the re -plat is to amend the placement of Lots 7-11 and Lots 16-20, <br />Block 1, shifting the offset of these units by two feet. Although minor in substance, this change <br />requires a re -plat to ensure the constructed townhome units fit within the platted lot. <br />Pulte's Enclave at New Brighton Exchange 2nd Additional plat was approved by the City Council <br />on January 27, 2015 and subsequently recorded at Ramsey County. It wasn't until Pulte Homes <br />started to prepare their construction drawings, and apply for building permits, was it realized the <br />offset of Lots 7-11 and Lots 16-20 didn't match their construction plans. As such, a re -plat is <br />necessary to ensure the constructed unit lies wholly within a platted lot and doesn't overlap onto <br />the common area. Pulte has started constructing the townhomes units, however not the two <br />buildings in question.
