PLANNING REPORT <br />DATE: October 15, 2015 <br />CASE: SP2015-007 <br />SUBJECT: Special Use Permit to permit automotive sales at 581 Old Highway 8 NW <br />APPLICANT: Joshua Daniel Burrs <br />REQUEST & BACKGROUND <br />The applicant is requesting a Special Use Permit to permit operation of an automotive sales use <br />at 581 Old Highway 8 NW. The use of automotive sales requires review and approval of a <br />Special Use Permit within the general business district. The tenant space proposed to be used for <br />auto sales is within the existing building and is less than 200 SF, located at the northwest corner <br />of the building. An interior wall would be constructed to create a separate office space. The <br />applicant's proposed business includes operation of office uses for sale of used, reconditioned <br />vehicles. The business would also include the keeping of no more than 5 vehicles for sale at a <br />given time to be stored outdoors on site, behind the building. The property owner (Tell <br />Ventures LLC) has designated five parking stalls on the east side of the building for the <br />applicant's use. Beyond outdoor storage of no more than five vehicles, no other exterior changes <br />to the site are proposed. <br />The applicant's submitted materials indicate no vehicles will be reconditioned on site and the <br />impact to adjacent and nearby users would only consist of outdoor parking of up to five vehicles <br />at the rear of the building. Sales will be conducted by appointment only, including online <br />marketing. No promotion materials, such as streamers or other typical dealership advertising <br />will be displayed on the property as the applicant intends to keep the business "low profile". <br />One sign will be displayed on the building indicating the name of the business.
