Public Safety Comments <br />Public Safety staff was given the proposed plans. No comments were returned. <br />Public Works/Engineering Comments <br />The City Engineer reviewed the proposed plans. It is requested that additional drainage details <br />are provided where the site discharges to the northwest. The applicant shall furnish sufficient <br />grading details at the time of building permit, to the satisfaction of the City Engineer. <br />In conclusion, the Site Plan standards are met subject to the applicant incorporating the <br />conditions noted below. <br />STAFF RECOMMENDATION <br />Recommend the City Council approve the Site Plan, subject to the following conditions: <br />1. The 24' x 42' attached garage addition shall be constructed in a manner consistent with the <br />plans attached to the Planning Report dated October 15, 2015 and as amended herein. <br />2. The exterior materials match the existing office building. <br />3. A total of 19 parking stalls are striped on site and within the shared parking easement area to <br />the north. <br />4. At the time of building permit the applicant shall submit a plan illustrating where the one <br />canopy tree and three shrubs will be incorporated into the Site Plan. <br />5. All outdoor storage is removed prior to issuance of a building permit. <br />6. The portion of Ingress, Egress, and Parking Easement encumbered by the attached garage <br />addition shall be vacated prior to issuance of a building permit. <br />7. The attached garage addition shall not be used for warehousing. <br />8. Brick or stone is added to the street fagade of the existing building or the street fagade of the <br />proposed garage addition. The applicant shall work with the Planning Director to determine <br />the appropriate amount of stone/brick to be added. <br />9. At the time of building permit the applicant shall provide sufficient grading details, <br />particularly regarding the site discharge point at the northwest corner of the site, to the <br />satisfaction of the City Engineer. <br />Janice Gundlach, Assistant Director of <br />Community Assets & Development/Planning <br />Director <br />
