RESOLUTION <br />PLANNING COMMISSION <br />CITY OF NEW BRIGHTON <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF A SITE PLAN. <br />WHEREAS, an application has been made by Peter Murlowski for consideration of a Site Plan in <br />order to construct a 24' x 42' attached garage addition to the existing office building located at <br />388 Cleveland AVE SW, and <br />WHEREAS, the procedural history of the application is as follows: <br />1. An application for a Site Plan was received on September 25, 2015. <br />2. The Planning Commission reviewed the request on October 20, 2015. <br />3. The Planning Commission recommended approval of the Site Plan application. <br />WHEREAS, the Planning Commission makes the following Findings of Fact with respect to the Site <br />Plan (LP2015-002): <br />1. The property currently contains an office building of approximately 3,900 SF including <br />associated surface parking and shared access and parking easements that extend onto the <br />abutting property to the north. <br />2. The property is zoned B — 1, Limited Business. <br />3. The property is guided in the 2030 New Brighton Comprehensive Plan for LB, Limited <br />Business. <br />4. The existing property area is 22,437 SF or 0.52 acres. <br />5. The applicant is proposing to construct a 24' x 42' attached garage addition to the northwest <br />corner of the existing office building, convert the existing attached garage space to office <br />space, in extend the parking area north within the shared parking easement area. <br />6. The Planning Commission reviewed building setbacks, building height, parking, landscaping, <br />exterior building material, and loading requirements as outlined in the Planning Report & <br />Exhibits dated 10/15/2015 and determined the proposed addition meets all requirements of <br />the Zoning Code. <br />7. The Planning Commission recommended approval for a Site Plan in accordance with Zoning <br />Ordinance Section 8-010, subject to nine conditions. <br />Now THEREFORE BE IT RESOLVED that based upon the above findings of fact the application for <br />a Site Plan (LP2015-002) is hereby recommended to the City Council for approval, subject to the <br />following conditions: <br />1. The 24' x 42' attached garage addition shall be constructed in a manner consistent with the <br />plans attached to the Planning Report dated October 15, 2015 and as amended herein. <br />2. The exterior materials match the existing office building. <br />3. A total of 19 parking stalls are striped on site and within the shared parking easement area to <br />the north. <br />4. At the time of building permit the applicant shall submit a plan illustrating where the one <br />canopy tree and three shrubs will be incorporated into the Site Plan. <br />5.
