a. Signs as regulated by this Chapter, <br />b. Lighting as regulated by this Chapter, <br />C. Canopies, <br />d. Windows. <br />2. Where parking is located in the interior of a block and no rear entrance is <br />provided, a lighted walkway, small identification signs and a directional sign to <br />the front of the building shall be provided. <br />E. Roof design. To add visual interest and individuality to buildings in eewffier-64� <br />w�xed use afeas, roofs shall use high <br />quality durable materials and shall incorporate at least one of the following elements: <br />1. Varying roof heights and cornices within an otherwise unified design scheme. <br />2. Roof line changes to note entrances or commercial bays. <br />3. Contrasting roof lines at street corners. <br />F. feu Accessory structures shall be constructed from the same materials <br />as the primary building in similar architectural quality and style. <br />G. Mechanical equipment. Rooftop and ground mounted mechanical equipment shall be <br />completely screened from view from adjacent properties, streets and open spaces. If a <br />screening material other than the parapet wall is proposed, the equipment shall be <br />grouped within a single enclosure and the screen shall be designed with durable <br />materials compatible with the architectural treatment of the principal building. <br />H. Service, Loading and Storage Areas. Loading docks, truck parking, mechanical <br />equipment, trash and recycling collection, or other service functions shall be <br />incorporated within a completely enclosed building or screened from eye-level view <br />of public streets, public open spaces, and adjacent properties with walls of similar <br />materials and design as the principal building. Landscape materials shall also be <br />incorporated into such screening to a height of at least six feet. Adequate space shall <br />be provided on site for recycling collection and equipment. <br />j Residential Uses on First Floor-. Whenever residential uses are included on the first <br />floor of a building ef afty type, the first floor elevation shall be at least 2 feet above the <br />street level adjacent to it. In addition, each first-floor unit must have an individual <br />private entrance at street level. <br />Building Materials: <br />A. Exterior building materials. All buildings shall be constructed of high-quality <br />materials and utilize green, sustainable building practices through the demolition, site <br />preparation, construction, operation and maintenance phases of the building cycle. <br />1. Primary building materials. Primary building materials shall cover at least 60% <br />of the fagade. These materials may include brick, natural stone, precast concrete <br />units, decorative block of dimension, color, and texture that resembles brick, or <br />glass, and must be integrally colored. <br />Secondary building materials. Secondary building materials shall cover no more <br />than 30% of the facade. These materials may include decorative block, stucco, <br />cement board siding, or architectural metal panels. <br />(Underline reflects new language, Stfikethfough reflects deleted language) <br />
