General Provisions. <br />Building Design: <br />A. All buildings in the NWQ NBE District shall be designed to accomplish the goals and <br />policies of the Comprehensive Plan and the Northwest Quadrant Framework plan. <br />B. Faqade treatments. <br />1. Buildings in the NWQ NBE District shall address the <br />street with windows, prominent entrances, and unique corner treatments. <br />2. CeR3awreiah4nixed us Buildings in the NWQ NBE District shall have a well- <br />defined base, middle, and top. <br />3. The primary fagade(s) of buildings of forty (40) feet or more in width shall be <br />divided architecturally by means all or a combination of the following: <br />a. Significantly different materials or textures, or <br />b. Division into storefronts with separate display windows, or <br />c. Ornamental features such as arcades or awnings, or <br />d. Division of the building mass into several smaller segments. <br />e. Horizontal offsets of at least 2 feet in depth <br />C. Ground level design. Cenunefeiab4rixedias Buildings in the NAWQ NBE District <br />shall use a combination of the following methods to distinguish the ground floor from <br />upper floors: <br />1. An intermediate cornice line, <br />2. Use of different building materials or detailing on the ground level, <br />3. Awnings, trellises or arcades, <br />4. Windows <br />5. Clearly defined entrances <br />6. Pocket parks, outdoor cafe seating, and plantings. <br />D. Rear facades and entries. <br />1.
