8. In accordance with Section 26-31 (9) the preliminary plat shall remain in effect for a <br />period of 12 months from the date of Council approval. <br />Now THEREFORE BE IT RESOLVED that based upon the above Findings of Fact the application for <br />a Preliminary Plat (PL2015-001) is hereby approved consistent with the plans submitted and <br />attached to the Planning Report dated 2/12/2015, and subject to the following conditions: <br />1. The applicant shall file for final plat approval within 12 months of the date of Council <br />approval of the preliminary plat. <br />2. At the time of final plat submittal the applicant shall pay park dedication fees for three <br />newly created lots, amounting to $5,160 (based on 2015 rates). <br />3. Prior to final plat approval the applicant shall resolve the encroachments on lot 1, block 2 <br />including two sheds and a fence. <br />4. Prior to final plat approval the applicant shall resolve the encroachments on lot 1, block 1 <br />which include the driveway located on the west side of the lot. <br />5. Prior to final plat approval the applicant shall remove the existing home located at 1333 12th <br />Ave. NW. <br />6. Upon submittal of the Final Plat, the applicant shall provide a revised grading plan denoting <br />contours of the Ordinary High Water Level of Long Lake and the base flood elevation of <br />869. <br />7. Incorporation of the comments contained within the Interoffice Engineering/Public Works <br />Memo dated 2-11-2015. <br />8.
