Mike Feerer reported he owned the property to the south. He suggested the private roadway along the western <br />side of the property be posted no parking. He discussed the turning radius needed for semi -trucks and <br />recommended that staff reevaluate the proposed angles within the site plan. <br />Mr. Stein referred to the proposed site plan and reported the turning radius for semi -trucks had been considered. <br />He indicated the access point along the south property line has been eliminated. Planning Director Gundlach <br />recommended directional signage be posted along the private roadway noting this would be a dead-end. <br />Mr. Feerer did not want to have to address parking concerns along the private drive and recommended that a <br />condition be added for approval requiring the private roadway to be posted with "No Parking" signs. <br />Commissioner Deick asked if there would be adequate parking on site to negate the need to park along the <br />private roadway. Mr. Stein commented there would be adequate parking on site and was committed to not park <br />along the private roadway. <br />Commissioner Danger questioned if the applicant was opposed to posting "No Parking" signs. Mr. Stein was <br />uncertain if No Parking signs could be posted along this easement. However, he did not object to posting No <br />Parking signs half way down the dead-end roadway. He requested that if an additional condition were added <br />that if vehicles were to park along the easement that they not be tied back to the McCoy Group. <br />Commissioner Danger believed it was logical to post No Parking signs as this would benefit the McCoy Group <br />and the property to the south. Planning Director Gundlach commented this was a private easement area and <br />there was an agreement between the two property owners. She recommended that the No Parking sign situation <br />be negotiated between to the two parties and not be deemed necessary by the City. She explained it would be <br />very difficult for the City to police this issue. <br />Mr. Stein indicated he could communicate the parking concerns to the McCoy Group employees and wanted to <br />maintain a good working relationship with the property owner to the south. <br />Mr. Feerer discussed the terms of the original easement agreement and reported there was to be no parking on <br />the private roadway. Mr. Stein reiterated that the McCoy Group wanted to be a good neighbor and would be <br />working with the property to the south to ensure the parking concerns were addressed. Planning Director <br />Gundlach suggested a condition of approval be added stating: The access point at the south end of the property <br />has been eliminated and the applicant will erect "No Turn -Around" signs within the private easement area. <br />Motion by Commissioner Nichols-Matkaiti, seconded by Commissioner Danger to close the Public <br />Hearing. <br />Approved 6-0. <br />Motion by Commissioner McPherson, seconded by Commissioner Nichols-Matkaiti, to approve staff <br />recommendation as amended adding Condition 9 that shall read: The access point at the south end of the <br />property has been eliminated and the applicant shall be required to erect "No Turn -Around" signs <br />within the private easement area. <br />Commissioner Danger asked if the signage shall read "No Turn -Around" or "No Parking". He supported the <br />signs stating "No Turnaround". Further discussion ensued regarding the proposed signage. <br />Approved 6-0. <br />Other Business: None. <br />Adjournment: <br />
