<br /> <br /> <br />Old Highway 8 Corridor <br /> <br />Gundlach stated at the July EDC meeting, members requested to discuss the Old Highway 8 corridor. <br />After talking with the chair, it was decided a more informal discussion was appropriate to determine the <br />interests of individual commission members and the commission as a whole. To assist in that discussion, <br />staff prepared the following outline of potential topics: <br /> <br />Properties recently approved for improvements or are in process: <br /> 480 Old Highway 8 NW – Eurotech canopy addition and façade upgrade <br /> 327 Old Highway 8 NW – Bona Bros Truck & Trailer Repair expansion and landscaping <br /> 574 Old Highway 8 NW – EZ Stop rebranding to Minnoco (new gas pumps and canopy) <br /> 575 Old Highway 8 NW – McCready’s Hair Salon potential conversation to office/showroom <br /> 581 Old Highway 8 NW – Wholesale car selling business (limited to 5 vehicles) <br /> <br />Properties currently or recently offered for sale (formally and informally): <br /> 701 8th AVE NW – Korean Church, priced reduced to $2.4 million from $2.7 million <br /> 570 Old Highway 8 NW – Saga Marketing ($250,000) <br /> 564 Old Highway 8 NW – FedEx, retail, tattoo <br /> 558 Old Highway 8 NW – Various auto repair businesses <br /> 475, 487 Old Highway 8 NW – Micom <br /> <br />City‐Owned Properties: <br /> 609 Old Highway 8 NW <br /> Unaddressed parcel to southeast of Korean Church parcel <br /> <br />Other Factors to Consider: <br /> Upcoming Comprehensive Plan Update process – old corridor plans will be revisited <br /> Current zoning map designations for parcels (residential, commercial & industrial represented) <br /> Potential for street improvements <br /> Unnecessary access points <br /> Above ground utility poles in right‐of‐way <br /> Financial tools (namely TIF) <br /> <br />Staff reported the commission isn’t being asked to make any formal recommendations at this time; <br />rather staff was seeking feedback on the topic. <br /> <br />Gundlach and Schlichting discussed the City-owned property and staff believed the best opportunity for <br />redevelopment along the corridor was at the Korean Church. Further discussion ensued regarding the <br />potential redevelopment of the Korean Church. <br /> <br />Mayor Johnson stated she was excited about the potential redevelopment of the Old Highway 8 corridor <br />and all of the possibilities available for this portion of the City. <br /> <br />Commissioner Allen asked if staff knew the real estate values of the properties for sale along the <br />corridor. Gundlach explained she was not a real estate expert and did not have this information <br />available. The traffic counts for the corridor were noted. <br />
