The adequacy of size and intended function of the open space in common and the <br />provisions for its maintenance and conservation. <br /> <br />Staff finds this criterion to be met. The adequacy of size and intended function of the <br />open space has not been impacted by the additional four units that have been added from <br />1993-2009. The property continues to be well maintained. <br /> <br />E. The design for the handling of vehicular traffic on abutting or adjacent streets and their <br />role in the comprehensive thoroughfare plan. <br /> <br />Staff finds this criterion to be met. Vehicular traffic on abutting or adjacent streets has <br />not been noticeably affected since the additional four units have been added to the <br />facility. Being the units are for senior assisted living, some of which include memory <br />care, the impact on traffic is negligible. Additionally, the facility is located on a major <br />thoroughfare capable of absorbing additional traffic. <br /> <br />F. The provisions for the servicing and safety of the residents of the planned residential <br />development. <br /> <br />Staff finds this criterion to be met. The servicing and safety of the residents at <br />Brightondale have not been negatively affected by the additional four units. <br /> <br />G. The variation from standard subdivision regulations of the plan. <br /> <br />Staff finds this criterion to not be applicable. A subdivision was not necessary to <br />accomplish the additional four units. <br /> <br />To conclude, staff finds the additional four units that have been added between 1993-2009 have <br />not affected compliance with the stated principals of the Planned Residential Development. <br />Further, being these units have existed for at least seven years (76th unit added in 2009), staff <br />determined it was not necessary to examine any other site plan standards, especially since the <br />additional units were absorbed by existing square footage. <br /> <br />STAFF RECOMMENDATION <br />Recommend the City Council approve the request as submitted. <br /> <br /> <br /> <br />Janice Gundlach <br />Assistant Director of Community Assets & <br />Development/Planning Director <br /> <br />
