I:\Commissions - NEW FOLDER\Planning Commission\2016\Working Docs\2016.05.17\Simply Self Storage\LP2016-003, SP2016-006 (Simply <br />Self Storage) - RESOLUTION.doc 1 <br />RESOLUTION <br />PLANNING COMMISSION <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF A SITE PLAN AND A <br />SPECIAL USE PERMIT. <br /> <br />WHEREAS, an application has been made by Simply Self Storage for consideration of a Site Plan, <br />allowing construction of a 45,500 SF interior climate controlled self-storage facility and related <br />surface parking lot, landscaping, and other site improvements at 251 5th Street NW, and <br /> <br />WHEREAS, the application submitted included a Special Use Permit to permit the existing outdoor <br />storage of vehicles and to designate approved areas for outdoor storage, and <br /> <br />WHEREAS, the procedural history of the application is as follows: <br />1. A complete application for a Site Plan and Special Use Permit was received on April 28, <br />2016. <br />2. Notice of a public hearing was published in the May 4th edition of the New Brighton Bulletin. <br />3. Public hearing notices were mailed to property owners within 350’ of the property boundary <br />on May 6, 2016. <br />4. The Planning Commission considered the request and held a public hearing on May 17, <br />2016. <br />5. The Planning Commission recommended approval of the Site Plan and Special Use Permit <br />subject to conditions. <br /> <br />WHEREAS, the Planning Commission makes the following Findings of Fact with respect to the Site <br />Plan (LP2016-003) and Special Use Permit (SP2016-006): <br />1. The proposed is located at 251 5th ST NW and legally described as follows: <br />That part of the Northeast Quarter of the Southeast Quarter (NE ¼ of SE ¼), Section 29, <br />Township 30 North, Range 23 West, Ramsey County Minnesota, described as follows to <br />wit: <br />Beginning at a point on the North line of the Southeast Quarter (SE¼) 682.11 feet West <br />of the Northeast corner; thence South 01 degree 01 minute East 1,313.60 feet to an iron <br />pin on the South line of the Northeast Quarter of the Southeast Quarter (SE¼ of SE¼); <br />thence North 89 degrees 03 minutes 30 seconds East 451.4 feet along said South line to <br />an iron pin on the West right of way line of T.H. 35W; thence Northerly 97.3 feet along <br />the West right of way line of T.H. 35W; thence 450 feet along the West right of way line <br />of T.H. 35W; thence Northerly 525 feet along the West right of way line of T.H. 35W to <br />an iron pin; thence West 241.11 feet to an iron pin; thence North 240 feet to the North <br />line of said Southeast Quarter (SE¼); thence West on the North line of the Southeast <br />Quarter (SE¼) 239.7 feet to the point of beginning. <br />2. The property is zoned I – 1, Light Industrial. <br />3. The property is guided in the Comprehensive Plan for BP, Business Park. <br />4. The existing property area is 580,298 SF or 13.32 acres.
