Ft. interior climate controlled self-storage building within their existing <br />property located at 251 5th St. NW. The 13.3 acre property is located on the South side of 5th St. NW <br />(County Road E2) between 5th Ave NW and I-35W in the county of Ramsey. The property is zoned I-1, <br />with the surrounding zoning of B-2 to the North, I-2 to the South, I-1 and I-2 to the West, and I-35 <br />corridor to the East. The property is currently used as self-storage with limited exterior vehicle storage, <br />and will remain as such. The scope of work will include removal of an existing building due to structural <br />failure, and replacement with a larger one story interior climate controlled building in its place. We are <br />seeking Site Plan Approval for the new building, and Special Use Permit allowing for the outdoor storage <br />of vehicles. <br /> <br /> <br />Based on a historical study, the earliest use of the property dates back to 1940 observed from aerial <br />photographs. In 1940, it was observed that the SW corner of the property was pasture or cultivated <br />land with the remaining being undeveloped marsh with tree cover, and some open water. Prior to that, <br />it is evident that the property was initially developed as pasture or crop cultivation. The 1940 to 1957 <br />aerial photographs, the land remains as being cultivated agricultural, and in the 1960’s appears to be <br />vacant and grass covered. The existing (4) southern storage buildings appeared in a 1980 photograph, <br />while the remaining areas are undeveloped. The six storage buildings (as is today) appear on the <br />property in 1987, and 1997 photographs. No unexplained features, items, or activities of potential <br />concern are apparent on the property. In 2006, the current owner purchased the property and has been <br />operating as it today. <br /> <br /> <br /> <br />
