<br /> <br />DESIGNHAUS ARCHITECTURE <br />301 WALNUT, ROCHESTER, MI 48307 PHONE: 248-601-4422 FAX: 248-543-5854 <br /> <br /> <br /> <br />Upon demolition, a new one story building will be constructed using the most current building practices <br />and materials. These will include decorative and pigmented masonry block, brick veneer with limestone <br />accents, tinted glazing with black metal trim and decorative metal panels. Colors and elevations have <br />been provided with materials called out. All mechanical units will be roof top mounted and screened <br />from view. New landscaping will consist of a mixture of shade, evergreen trees and perennials. Existing <br />tree cover will also screen any outside storage from the public R.O.W.. Existing utilities provided to the <br />site will be utilized and no increase in demand is anticipated. Interior and exterior lighting will consist of <br />energy efficient LED fixtures. The building will contain 2 restrooms which will receive minimal use, and <br />receive approximately 10 – 15 customer trips daily. Parking has been provided and based on similar <br />projects, 7-10 spaces are more than adequate. The on-site staff will consist of 1-2 associates per any <br />given shift. <br /> <br />The new building will house a small office with interior storage units contained within. Customers <br />entering the site will pass through a secured gate via personal code / keypad and proceed to their area, <br />or to the office to inquire within. The office hours will be likely standard business house with limited key <br />pad entry after hours. Extra wide drive aisles will allow customers to park outside adjacent to the <br />loading area, and enter the building, or back their vehicle into the drive-in area adjacent to the office <br />and cart their belongings to their locker area. No units will be accessed directly from the exterior of the <br />proposed building. All storage will be accessed within. A portion of the site has been granted to the City <br />for storm water purposes resulting in the relocation of an existing ground sign. The existing front fence <br />visible from the road will be relocated after construction. No hazardous materials will be permitted to <br />be stored on site. <br /> <br />Included from the previous submittal is the Wetlands Delineation reference sketch to correspond with <br />the information shown on the updated survey. Storm water calculations included and are within RCWD <br />rules. RCWD permit applied for. Soil boring preformed, and Phase I assessment provided. Structural <br />Engineering will be required for areas with inadequate sub structure.
