The property is zoned I – 1, Light Industrial. <br />3. The property is guided in the Comprehensive Plan for BP, Business Park. <br />4. The existing property area is 580,298 SF or 13.32 acres. <br />5. The proposed use of self-storage is a permitted use in the I – 1, Light Industrial zoning <br />district. <br />6. The property currently consists of 70,930 SF of self-storage garage stalls lying with six <br />single story structures. <br />7. The applicant has since abandoned the Site Plan requests documented via Resolutions 2016- <br />057 and 2016-064 in favor of the amended Site Plan. <br />8. The amended Site Plan consists of a 110’8” x 365’8’ single story footprint totally 40,436 SF <br />of interior climate controlled self-storage space. <br />9. The Planning Commission reviewed the amended Site Plan against all applicable Site Plan <br />standards, as outlined in the written Planning Report dated November 8, 2016. <br />10. The Planning Commission determined the revised Site Plan complied with all applicable Site <br />Plan standards, including setbacks, building height, floor area ratio, the required number of <br />parking stalls, landscaping, and exterior building materials. <br /> <br />NOW THEREFORE BE IT RESOLVED that based upon the above findings of fact the application for <br />a, Amended Site Plan (LP2016-007) is hereby recommended to the City Council for approval, <br />subject to the following conditions: <br />1. The revised Site Plan is consistent with the plans submitted and attached herein. <br />2.
