PLANNING REPORT <br /> <br />DATE: November 10, 2016 <br />CASE: LP2016-007 <br />SUBJECT: Site Plan Amendment allowing for a larger building footprint and <br />elimination of the mezzanine level for the climate controlled self-storage <br />building at 251 5th ST NW <br />APPLICANT: Simply Self Storage <br /> <br />REQUEST & BACKGROUND <br />The applicant submitted a land use application in May to construct a single story, 350’ x 130’ <br />45,500 SF interior climate controlled self-storage facility. The City Council approved these <br />requests via Resolution 2016-057. Following City Council approval, the applicant found it <br />necessary to reduce the footprint due to poorer than expected soil conditions along the east side <br />of the building. To make up for the lost square footage, the applicant sought and obtained <br />approval for a Site Plan amendment to allow a second story mezzanine, with first and second <br />story square footage totaling 77,000 SF. This approval is noted in Resolution 16-064. Because <br />of recent market research, the applicant is requesting to again amend the approved Site Plan, <br />eliminating the mezzanine level and increasing the footprint of the building to the south by 15’ <br />4”. The revision aligns the Site Plan closer to the original proposal approved in May. The <br />applicant has submitted new plans with the revised building footprint. The proposed amended <br />footprint is 110’ 8” x 365’ 8” or 40,436 SF. <br /> <br />The original Planning Report dated May 11, 2016, reviewed and discussed by the Planning <br />Commission on May 17, 2016, provided a full Site Plan analysis. An additional Planning Report <br />dated June 15, 2006 was submitted and discussed with the Commission on June 21, 2016. As <br />was done with the previous Site Plan amendments, staff intends to examine only the Site Plan <br />standards affected by the latest revisions.
