determined on an individual basis, as long as the applicant has provided information satisfactory <br />to the City in determining whether the site contains adequate parking for its intended use. <br /> <br />With the slightly longer (north/south) footprint, no parking stalls are impacted from the <br />originally approved Site Plan. The applicant still intends to add 27 stalls to the property, <br />bringing the parking stall total to 77. The applicant does not expect any parking demand changes <br />from the original estimates of 10-15 trips per day. Staff finds the 77 stalls proposed remains <br />adequate. <br /> <br />Landscaping <br />The landscaping requirements are based upon added building square footage and surface parking <br />lot expansions of 50 stalls or greater. With the applicant proposing to demolish 10,951 SF, <br />coupled with the most recent plans of constructing a 40,436 SF building, results a net increase of <br />29,485 SF. The parking stall additions do not rise to 50 stalls. Thus, Zoning Code Section 8-010 <br />(2) (D) requires the following landscaping improvements: <br />• 29 canopy trees with a 50/50 split of deciduous and evergreen, and not more than 30% <br />(10 trees) of a single species. <br />• 98 shrubs <br /> <br />The larger footprint, but elimination of the mezzanine, results in a decrease in the landscaping <br />requirements from previous proposal. However, the proposed Landscape Plan remain largely the <br />same as was proposed with the mezzanine amendment. This plan includes: <br />• 67 trees (with a 50/50 split of deciduous and evergreen & 30% max / species) <br />• 220 shrubs <br /> <br />The applicant’s submitted Landscape Plan for the Site Plan revision meets minimum <br />requirements. <br /> <br />Exterior Building Materials <br />The General Performance Standards of Zoning Code Section 6-390 include an exterior building <br />treatment standard in paragraph (12) that states “the exterior treatment on the street side of the <br />structure shall be brick, stone, tilt-up slabs, architectural metal panels, decorative block, or the <br />equivalent. The other sides of the structure shall not be raw block”. <br /> <br />The applicant’s original plans indicated the proposed structure consist of decorative and <br />pigmented masonry block, brick veneer, with limestone accents, tinted glazing with black metal <br />trim and decorative metal panels. Based on the revised elevations submitted and attached, the <br />exterior materials proposed are not changing. The actual appearance of the building, proposed <br />exterior materials list, and the materials distribution is nearly identical to the previously <br />submitted elevations. The proposed exterior materials are in conformance with the City’s <br />Zoning Code standards of Section 6-390 (12). <br /> <br />To conclude, no other site plan standards are impacted by the proposed amendment. Staff finds <br />the proposed amendment is in compliance with applicable standards and previously imposed <br />conditions.
