She noted the site was being <br />used currently as a trucking terminal. She reported she was contacted by a company interested in purchasing <br />this property regarding its grandfather status. She then provided the Council with a brief history of the <br />property. She stated she encouraged AAA Cooper to keep staff apprised of the situation. <br /> <br />Councilmember Jacobsen asked if the AAA Cooper Site had any contamination. Gundlach did not believe the <br />site would be contaminated, except for the potential of petroleum. <br /> <br />Acting Mayor Burg questioned the current value of the property. Gundlach reported AAA Cooper was <br />currently being taxed for a market value of $3 million. She understood they had an offer for $5 million on the <br />property. She explained Colliers and Ryan believed this was a reasonable price for the property given the <br />value of the trucking terminal status. She provided further comment on how a gap analysis could assist with <br />understanding the future redevelopment of this property. She estimated the gap analysis would cost the City <br />several thousand dollars. <br /> <br />Councilmember Strub was intrigued by the fact this property could be made a part of the NBE redevelopment <br />given its close proximity. He supported a gap analysis being completed. <br /> <br />Councilmember Bauman encouraged the Council to consider the contaminants that could be on this site within <br />the soil. She believed there were too many unknowns right now to move forward. <br /> <br />Councilmember Jacobsen questioned the size of this parcel. Gundlach reported the property was 9 acres in <br />size. <br /> <br />Councilmember Bauman did not support the City giving this land away to a future developer. <br /> <br />Councilmember Jacobsen believed the City could negotiate a development with Pulte as a partner. <br /> <br />Further discussion ensued regarding the Korean church site. <br /> <br />There was Council consensus to direct staff to move forward with a gap analysis.
