be credited toward this 10% landscaping requirement on a square-foot-for-square-foot basis, <br />for up to half of the 10% requirement, or 5%. <br /> <br />This criterion is met. The applicant has calculated the amount of landscaped areas within <br />the perimeter of the private parking area to be greater than 10%. <br /> <br />C. Parking lot landscaped islands shall be a minimum of one hundred fifty (150) square feet in <br />area and include at least one overstory or evergreen tree meeting the requirements of this <br />ordinance. <br /> <br />This criterion is met. The applicant has proposed at least one tree in every island, with some <br />of the larger parking lot islands accommodating multiple trees. The species proposed <br />include overstory and evergreen varieties with spruce, pine, ginkgo, aspen, hackberry, lilac, <br />maple, linden, oak, elm, birch, crabapple, and hawthorn. Staff finds the plan to be <br />acceptable. <br /> <br />D. Where parking abuts the site perimeter there shall be provided at least one overstory tree per <br />twenty-five (25) feet of site perimeter. <br /> <br />This criterion is met. Parking abuts the site perimeter around the north, east, and south <br />frontages. The applicant has proposed overstory trees at a spacing of one per 25’ around <br />the entire site perimeter. Staff finds the plan to be acceptable, with additional plantings <br />supporting the enhanced landscaping requirement for the PUD. <br /> <br />E. At least one overstory tree shall be provided for every five hundred (500) square feet of <br />landscaped area on the entire site. <br /> <br />This criterion is met. The applicant’s landscape plan notes that 64,852 SF of landscaped <br />area exists on the site (excludes the future surface parking expansion areas). At a ratio of <br />one tree for every 500 SF, 129 trees would be required (64,852/500 = 129). The proposed <br />landscape plan depicts 130 overstory trees with a mix of deciduous and coniferous varieties. <br /> <br />F. The landscape plan shall include a full complement of overstory, ornamental and evergreen <br />trees, shrubbery, and ground covers that are hardy and appropriate for the locations in which <br />they are planted, and which provide year-round color and interest. <br /> <br />This criterion is met. The applicant’s landscape plan includes overstory trees, ornamental <br />trees, shrubbery, perennials, ornamental grasses and ground cover. The Parks department <br />has reviewed the species list and layout and finds the plan acceptable. <br /> <br />G. For parking areas abutting I-35W or I-694, there shall be a landscape buffer to height of 3 <br />(three) feet, consisting of berms, shrubbery, ornamental trees, or a combination, that will <br />screen the view of automobile headlights from the highways. <br /> <br />This criterion does not apply as the site does not abut I-35W or I-694. <br /> <br />Based on the above analysis, staff finds the landscape plan to be acceptable. <br /> <br />
