Lighting <br />The applicant has provided a lighting plan, illustrating the location of all free-standing lights. No <br />wall mounted lighting is provided on the plan, although there likely will be wall mounted lights <br />affixed to the walls of the building. Section 6 – 750 (5) provides minimum lighting standards. <br />This section notes that “exterior lighting shall be consistent with the character and intensity of <br />surrounding areas” and “be designed to relate to the building architecture and landscaping”. <br />There is also mention that lighting located adjacent to walkways not exceed 15 feet and parking <br />lot lights be below the mature height of the trees located within the parking lot islands. <br /> <br />The only lighting depicted on the plan is ten free-standing lights to illuminate the parking lot. <br />These fixtures are noted as 30’ poles, which are likely below the typical 50’ mature height of the <br />larger overstory trees. Staff finds the lighting plan to be acceptable, noting that wall pack <br />lighting to provide safety lighting near the building will also be provided and reviewed at the <br />building permit stage for compliance with Building Code standards. <br /> <br />Signs <br />Wall Signs <br />Section 6-750 (4) outlines the signage requirements in the NBE zoning district. Generally, wall <br />signs are allowed on building facades facing a public street, public open space, or private parking <br />areas at an area of 1 ½ SF per lineal foot of frontage. Based on the proposed Site Plan, the <br />following wall signs are proposed: <br /> <br />North façade (facing 14th ST NW): 35 SF (410 SF allowed) <br />West façade (interior towards Old Hwy 8 NW): 25 SF (none allowed) <br />South façade (interior toward I-694): 60 SF (410 SF allowed) <br /> <br />The combined sizes of the three signs noted above are within the requirements of the NBE <br />district. The sign on the north façade is allowed as it faces a public street. The sign on the south <br />façade is allowed as it faces a public open space. The applicant is proposing a wall sign on the <br />west façade of the building measuring approximately 25 SF. This sign would have to be <br />permitted thru the PUD. Based on the combined sizes of all three signs being well below the <br />maximum allowance of one sign, staff finds the additional sign on the west façade to be a <br />reasonable request. This sign faces their outdoor patio amenity. These signs will require <br />separate Permanent Sign Permits at the time of installation. <br /> <br />Ground/Freestanding Signs <br />Section 6-750 (4) allows one freestanding monument sign per street frontage. The sign may not <br />exceed 10’ in height and 50 SF in graphic area. The applicant has proposed a monument sign <br />along 14th ST NW, at the most westerly entrance and another monument sign at the corner of 14th <br />ST NW and Northwest Parkway. Both signs are allowed under this section. Illustrations of the <br />monument signs have not been provided. These signs will require separate Permanent Sign <br />Permits at the time of installation. <br /> <br />A directional sign is located on the Northwest Parkway frontage, near the loading entrance on the <br />south side of the building. Due to the directional message nature of this sign, it will not require a <br />permit but must not exceed four SF. <br /> <br /> <br />
