For discussion purposes, the maximum F.A.R. allowed in the B-2, Neighborhood <br />Business district is .75. The proposed F.A.R is 0.25 (45,163 SF land area/ 11,200 SF building <br />area), well below the B-2 maximum of .75, which would be the intent of the B-1 district <br />assuming the absence of a minimum F.A.R is an oversight in the code. Staff finds the proposed <br />F.A.R to be reasonable given the Limited Business zoning designation the applicant is seeking <br />through the Rezoning. <br /> <br />Required # of Parking Stalls <br />Section 11-030(3) requires office buildings and/or professional office uses to be parked at a ratio <br />of one parking stall for every 200 SF of floor space. Section 11-030(1) requires the calculation <br />to be based on gross square footage minus 10%. This equates to the following: <br /> <br />11,200 SF gross floor area – 10% = 10,080 SF / 200 SF = 50 stalls <br /> <br />The applicant’s proposed Site Plan depicts 50 surface parking stalls and two indoor stalls, for a <br />combined total of 52 parking stalls. Staff finds the proposed Site Plan to be in compliance with <br />the minimum number of required parking stalls for an 11,200 SF office building. <br /> <br />
