Surrounding Land Uses: <br /> North: Industrial uses (including trucking terminal & railroad) <br /> South: Jones Lake <br /> East: Railroad corridor, Industrial uses (with outdoor storage) <br /> West: Industrial uses (with outdoor storage) <br /> <br />SITE PLAN ANALYSIS <br />The below Site Plan analysis only examines areas of change from the original Site Plan analysis <br />provided in the Planning Report dated 8/11/2016. The Commission may want to refer back to <br />the original analysis, in addition to what is provided below, for a more comprehensive review of <br />all the standards. <br /> <br />The applicant is proposing to construct a 3,180 SF two-story office building (footprint of 1,590 <br />SF). The proposed building is modular and will be reviewed as such under the Building Code. <br />The Zoning Code does not prevent construction of modular buildings, whether as permanent or <br />temporary structures. In addition to the office building, the applicant will be constructing utility <br />connections (sewer and water), installing a small bituminous parking lot, and landscaping.
