The Commission may want to refer back to
the original analysis, in addition to what is provided below, for a more comprehensive review of
all the standards.

The applicant is proposing to construct a 3,180 SF two-story office building (footprint of 1,590
SF). The proposed building is modular and will be reviewed as such under the Building Code.
The Zoning Code does not prevent construction of modular buildings, whether as permanent or
temporary structures. In addition to the office building, the applicant will be constructing utility
connections (sewer and water), installing a small bituminous parking lot, and landscaping. The
below Site Plan requirements were re-examined in light of the revised plan:

Building Setbacks
Section 6-150 Required Proposed
Front (north) 40’ 400’+
Side (west) 15’ 15’
Side (east) 15’ 380’
Rear (south) 50’* 50’
*The I-2 zoning district standards only require a 20’ rear yard setback. However, Jones Lake is
included in the Shoreland Ordinance, where a 50’ setback is required from the OHWL and is
more restrictive that the 20’ setback.

Building Height
Section 6-150 Allowed Proposed
Maximum Building Height 40’ 23’

Floor Area Ratio
Section 6-150 Allowed Proposed
Maximus FAR 0.6 for two-story structures 0.014

Parking Setbacks
Section 11-020 (6) Required Proposed
Front (north) 40’ 40’ existing – no change
Side (west) 5’ 0’ existing – no change
Side (east) 5’ 10’ – 47’ existing – no change
Rear (south) 50’ 20’

Several parking setbacks that are less than required by code were allowed to remain per the
previously approved nonconforming use permit. In exchange for allowing the existing parking
lot setbacks less than required by code to remain, the applicant has agreed to move the trailer
