MCD17368 November 17, 2017 <br />Project Narrative 2 <br />Introduction <br />On behalf of McDonald’s USA, LLC, Landform is pleased to submit this application for a site plan <br />and special use approval to allow improvements to a McDonald’s restaurant at 1168 Silver Lake <br />Road NW. The site includes one parcel that is used by the existing McDonald’s restaurant. Our <br />improvement plan includes renovating the exterior of the building, ADA updates to the parking and <br />sidewalk, adjusting the drive through layout and replacing the drive through and directional <br />signage. We are excited about the improvements proposed for this site. <br />Site Plan <br />The City defines this use as an eating place which is allowed in the B-3 zoning. The drive through <br />usage is allowed as a special use in the B-3 zoning. A special use permit approval is required, <br />subject to the standards in Chapter 8 Article 2 of the Zoning Ordinance. We have prepared a site <br />plan that complies with the general purpose and intent of the City ordinance standards for <br />redevelopment of the McDonald’s restaurant on this site. <br />A detailed description of the proposed site changes are outlined below: <br />• Order Displays – There will be new order point equipment which will help minimize the sound <br />from the drive-through. The new equipment is designed to contain the sound in the area of the <br />drive through order points. <br />• Parking – The redevelopment plan does not include a change in the number of parking spaces <br />provided on the site. The handicap parking stalls and directional pavement markings are proposed <br />to be restriped as part of the improvements to the parking lot. <br />• Signage – New directional signage, menu boards and building signage are proposed as shown on <br />the plan. The existing pylon sign will remain. The new directional signs, menu boards and building <br />signage will comply with ordinance requirements. <br />• Drive Through – the existing drive through layout will be modified to fit the additional signage <br />being installed. The drive-through complies with the zoning ordinance standards. <br />• Building Façade – The exterior of the existing building will be refinished to update the look to the <br />current McDonald’s brand style. The changes to the building are compatible with the surrounding <br />area. These changes will not change the building footprint. <br />• ADA updates – All handicap parking stalls, sidewalks, and building entrances will be <br />reconstructed to be compliant with the current Americans with Disabilities Act (ADA) standards. <br />Special Use <br />We are requesting City approval for a special use of a double lane drive-through fast food <br />restaurant at 1168 Silver Lake Road NW. A special use must demonstrate the following: <br />1) That the establishment, maintenance, or operations of the special use will not be <br />detrimental to or endanger the public health, safety, morals, comfort or general welfare.
