<br /> <br />5 <br /> <br />1. For-sale vehicles stored on-site shall be limited to five (5). <br />2. Parking spaces shall be per the approved SUP site plan, and all spaces in front o f and behind the <br />building shall be restriped in accordance with the site plan. Restriping shall be completed prior to <br />the automotive repair business opening to the public. <br />3. All vehicles parked in the six parking spaces adjacent to Old Highway 8 shall be operable, in good <br />repair, and be properly licensed. <br />4. Drive aisles shall be kept free of obstruction at all times. <br />5. The area behind the building shall be marked as a one way allowing traffic to only move north, <br />and the driveway to the north of the building shall be a one way allowing traffic to move <br />westward towards Old Highway 8. Locations for “Do Not Enter” and/or “one way” signage and/or <br />pavement markings shall be worked out with City staff. <br />6. Only employees of the Car Buying Center shall be allowed to go east of the front edge of the <br />Arnel Oil building to access the nine (9) parking spaces in the rear of the lo t along the northern <br />property line. <br />7. Temporary vehicle drop off may occur to the south of the building adjacent to the fuel pumps, <br />but such vehicles shall be moved to an available parking space on the plan or into a work bay <br />within one hour. <br />8. No more than 21 business associated vehicles (including employee cars, for sale cars, or to-be- <br />fixed cars) shall be located on-site at any given time. <br />9. No balloons, streamers, blow-ups, or similar advertising devices shall be displayed on site. <br />10. Only a single wall sign in compliance with Chapter 9 of the Zoning Code may be permitted after <br />obtaining a Permanent Sign Permit. <br />11. Failure to adhere to these conditions of approval shall be grounds for revocation of the special <br />use permit by the City Council. <br />Chairperson Nichols-Matkaiti asked what the relationship was between the two buildings on this <br />property. City Planner Gozola explained there are two separate businesses currently operating on this <br />property which was a legal nonconformity. Joshua Burrs, the applicant, explained Arnel Oil was an oil <br />dispensary that had semis coming and going from the site. He stated his original thought was to use <br />the back space for storage, but noted the site was extremely dusty. He discussed the high -quality <br />mechanics he would have at his shop. He provided further comment on the auto sales that would <br />occur at this site. <br />Commissioner Biedenfeld questioned how the Arnel Oil trucks were circulating through the property. <br />Mr. Burrs reviewed how semis flowed in and out of the site. <br />Commissioner Biedenfeld inquired if the fuel pumps would remain in place. Mr. Burrs explained the <br />pumps would remain in place. <br />Commissioner Frischman asked if the diagonal parking was in place to accommodate a drive aisle. City <br />Planner Gozola reported this was the case.
