Minor Subdivision, SUP, and Site Plan Review; Silver Lake Smile
City Council Report; 8-28-18

Page 7
(cont.)

 Once implemented, the building and signage would appear as follows:

North Elevation

South Elevation

East Elevation West Elevation

 The Planning Commission was initially skeptical as to whether the design was
“compatible” with Brighton Village or adjacent uses, but upon discussion with the
architect, the commission unanimously felt this design would be a positive addition
along Palmer Drive and found compatibility would not be an issue. Discussion
centered on the fact that “compatibility” does not mean “uniformity,” and that
requiring all buildings to look alike creates a homogenous and uninteresting
landscape.
 From staff’s perspective, the purpose of design standards is (typically) not to
dictate the exact look of buildings, but rather to ensure new construction goes
beyond the bare minimum with regards to building aesthetics. There are no
minimum percentages or specific materials called for in this overlay district, and
the plans before the City have been professionally designed and well thought out.
Staff agrees with the Planning Commission’s reasoning, and supports the design.
