Staff finds this criterion to be met. The applicant secured a Site Plan, Special Use Permit
(for outdoor storage), and a Nonconforming Use Permit in 2016 to develop the site with a
small office building. The applicant has implemented those plans, in compliance with the
approval conditions that were required in 2016. The introduction of one-five for-sale trailers
will not cause non-compliance with these previous approvals.

STAFF RECOMMENDATION
Staff recommends approval of the Special Use Permit, subject to the following conditions:
1. The trailers sales are conducted consistent with the representations made within the Planning
Report dated May 15, 2018.
2. The applicant submits a Site Plan depicting the for-sale trailer storage location on the
property.
3. The applicant is limited to one to five trailers for-sale to be kept on the property at any given
time.
4. No damaged, inoperable, unlicensed, or salvaged trailers may be kept on the property.

Janice Gundlach, Assistant Director of
Community Assets & Development/Planning
Director
