3. Rock swale will be unusable during winter, and the overflow is shown as entering the BP site through <br />the one way. Then the rock swale dumps over the sidewalk on the south. The plans should include a <br />concrete spillway at the cross gutter exit and a concrete spillway connect the rock swale to the 33.60 <br />curb cut at the north. Civil to show route this water will take through BP site to insure no adverse <br />impacts are realized. Existing drainage entered BP site at 32.5, staff encourages applicant to use this <br />route vs. over the sidewalk. <br /> <br />4. If sidewalk overflows are used, the plans must include concrete instead of rock adjacent to the walk. <br /> <br />5. The overflow from the IB is labeled incorrectly, it should state 33.75 not 34. The HWL for the IB is <br />934.41 and a 34.5 contour is shown. Grades along the building at this location will equal the floor <br />elevation so the plans should indicate raising grade along this wall and waterproofing as required. <br /> <br />6. The ME elevations on C3 should be adjusted on the SW corner (three state 933.4 and none of them <br />match what was surveyed). <br /> <br />7. Additional spot elevations need to be shown for eastern ADA ramp and the overland flow to the east <br />from 33.45 towards Palmer Drive. <br /> <br />8. Show discharge points for roof drains and how’/where they discharge. <br /> <br />Watermain <br /> <br />1. City watermain runs along the West property line (not shown on plans), the City will require a 10’ <br />easement. Add watermain and easement to plans. Water service needs to come off this line vs. an <br />open cut in Palmer Drive. Fire Marshall and Mechanical Contractor to determine sizing and specific <br />requirements for fire protection if required. Depending on size of service needed for fire flow, a <br />separate domestic line may be required. <br /> <br />2. A permit will be required for all sewer and water connections and shall be inspected by Public Works. <br /> <br />3. The owner/engineer will need to obtain a permit from MnDOLI for watermain construction and internal <br />plumbing design. <br /> <br />4. A curb stop or gate valve will be required to allow for service shut-offs. <br /> <br />Sanitary Sewer <br /> <br />1. Outside City, sewer and water permit is required for sanitary and water service connections. <br /> <br />2. An existing service stub was provided for this lot. It is located at 201 feet west of the downstream <br />MH. The length and condition of the stub is unknown. Plans should use this location for sewer <br />connection and if re-use is desired, line must be televised to verify condition of pipe. Plans for <br />saw cutting Palmer Dr pavement and sidewalk should be updated to this location. Replacement <br />of these materials should be equal to or greater than the existing sections. <br />
