Minor Subdivision, SUP, and Site Plan Review; Silver Lake Smile
Planning Commission Report; 8-21-18

Page 5
Lots:  There are no minimum lot sizes within the City’s business districts, so lots are
ultimately controlled by minimum setbacks and building coverage standards.
 Provided an SUP is approved for the proposed building location, construction on
both of the resulting lots would be in conformance with minimum lot standards for
the B-3 / Palmer Overlay District .
EXISTING

Min Lot
Size
Front
Yard
Interior
Side
Corner
Side
Res.
Side
Rear
Yard
Required none 30 feet 0 feet 30 feet 30 feet 30 feet
2350 (Existing) n/a 32’ 181.5’ 272’ n/a 53’

PROPOSED

Min Lot
Size
Front
Yard
Interior
Side
Corner
Side
Res.
Side
Rear
Yard
Required none 30 feet 0 feet 30 feet 30 feet 30 feet
2350 (Garage) n/a 32’ 40’ 272’ n/a 53’
≈ 2370 (Dental Office) n/a 6’ 11.5’ n/a n/a 73’

Note that the reduced front yard setback for the dental office would conform to the
Palmer Overlay District requirements if approved via SUP (reviewed on pg 11).

Easements:  Easements for drainage and utility purposes will need to be created per the
direction of the City Engineer.
 Prior to recording the subdivision, the applicant shall provide sufficient
evidence/documentation to the City Attorney regarding the following:
1. That no further parties (beyond the applicant s) have an interest in the land.
This is necessary to protect the validity of all new easements being dedicated to
the City.
2. Easement agreements with adjacent properties (regarding ingress/egress and
shared parking) are properly prepared and executed.

Streets:  No new streets or ROW dedication are needed as part of this subdivision.

Soils:  The applicants have submitted a geotechnical analysis from Independent Testing
Technologies dated 7/16/18 showing the land is suitable for the proposed
construction.
