Minor Subdivision, SUP, and Site Plan Review; Silver Lake Smile <br />Planning Commission Report; 8-21-18 <br /> <br /> <br />Page 6 <br />Monuments Reference monuments shall be placed in the ground following completion of the <br />subdivision as required by state law. <br /> <br /> <br />Site Plan Review <br />In General: Per Zoning Code Section 8-010, new building construction (other than double and <br />single family residences) shall be referred to the City Council for review. As this <br />information plays into both the minor subdivision and SUP requests, the Planning <br />Commission is also being asked for its review and comment. <br /> <br />Building <br />Materials: <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> Per the Palmer Drive Overlay District, the “architectural styling” in this area of the <br />City should be compatible with Brighton Village or adjacent uses in the overlay <br />area. Per the report on Brighton Village: “The applicant has proposed a <br />combination of eifs, brick, decorative block, cement board cedar siding, stone, and <br />metal accents for all three buildings. Staff in 2007 found those materials to be <br />acceptable. <br /> The building as proposed would be an architectural statement on Palmer Drive in <br />that it incorporates a false wall (with gaps) along the western and southern portions <br />of the building. It is the intent of the architect that the building itself will become <br />the prominent feature as opposed to signage or other elements traditionally used to <br />draw attention to a business. The false wall will extend out 16 feet from the <br />building on the western side, and 12 feet from the building towards Palmer Drive. <br />Options being considered for materials are shown below: <br /> <br />Option A: <br />Screen Mesh <br /> <br /> <br /> <br /> <br /> <br />Option B: <br />Perforated or Expanded <br />Metal Panels <br /> <br /> <br />
