That adequate utilities, access roads, drainage and/or necessary facilities have <br />been or are being provided. <br />APPLICANT COMMENTS: All works on this job are licensed and updated with <br />code. <br />STAFF COMMENTS: Staff finds this criterion to be met. Public <br />Works/Engineering has reviewed the plans and offered no comments or concerns. <br />5. That the special use shall in all other respects conform to the applicable <br />regulations of the district in which it is located. <br />APPLICANT COMMENTS: Garage will stay in same footprint just slightly <br />enlarging it. <br />STAFF COMMENTS: Staff finds this criterion to be met. The proposed garage will <br />not bring the property out of conformity in any way. <br /> <br />In addition to the standard SUP criteria, Section 4-530(1)(E) establishes the following <br />three additional requirements for this type of request: <br />6. Roof and exterior color and material must be consistent and complimentary with <br />the principal structure. <br />APPLICANT COMMENTS: The intent is to get the exact same shingles and match <br />siding in as much as possible (will be white vinyl siding). <br />STAFF COMMENTS: Staff finds this criterion to be met. The applicants intend to <br />comply with this requirement, and doing so can be made a condition of approval. <br />7. If deemed necessary by the City Council, landscape screening shall be provided to <br />lessen visual impact from adjacent properties. <br />APPLICANT COMMENTS: No additional landscaping is planned. <br />STAFF COMMENTS: Staff sees no reason to recommend additional landscaping <br />for this slightly larger garage. The Planning Commission or City Council can <br />certainly recommend otherwise if deemed necessary. <br />8. No commercial or home occupation activity shall be conducted within the <br />accessory building. <br />APPLICANT COMMENTS: No such activity is proposed. <br />STAFF COMMENTS: As a condition of approval, staff is recommending <br />prohibiting commercial and home occupation activities from the new garage. <br /> <br />As staff finds all applicable criteria to be met, we are recommending approval of the <br />requested SUP subject to conditions. <br />
