We are <br />requesting permission to occupy a 3600 square foot suite located in the lower level of the <br />Interstate Office Plaza. <br />Membership of our organization is approximately 50 people and attendance ranges from 50 to 70 <br />persons weekly. Our hours of operation are Tuesday and Friday evenings for small group prayer/ <br />bible study meetings and administrative meetings which take place from 7:00 p.m. to 8:30 p.m. <br />Sunday morning's we conduct worship services between 11:30 a.m. to 1:30 p.m. <br />The Interstate Office Plaza is an ideal location for our organization as it is centrally located for our <br />congregation and members. No leasehold improvements or structural changes are necessary or <br />planned, and the location's layout is perfectly suited to our needs. <br />Our organization's use will not be injurious to the use or enjoyment of other properties in the <br />vicinity, and our use is consistent with the existing tenants in the building in that we are strictly an <br />office user. We do not participate in any outdoor activities and function strictly within the office we <br />would be leasing. We do not participate in any retail sales, food service or other retail uses. We <br />would be occupying the entire floor of the lower level, and the building construction is pre-stressed <br />concrete and brick making it extremely soundproof for any music worship portion of our services. <br />The combination of occupying the entire lower level (which is below grade), as well as the <br />construction type being extremely soundproof ensures the music and sound levels will not interfere <br />with other tenants in the property or adjacent property owners. Our hours of operation are evenings <br />after 7:00 p.m. and one weekend day on Sunday mornings - therefore our attendance at the <br />building will be non-business hours and won't interfere with any of the current tenant's operation <br />or parking requirements. <br />Churches are listed as special permitted use in the zoning ordinance in a B-1 zone under section <br />5.1. The establishment, maintenance and operation of our use will not endanger the public health, <br />safety, morals, comfort or general welfare of the public. To the contrary our church strives to <br />provide beneficial contributions to the community such as donations, counseling, and community <br />service.
