Our occupancy of the property will <br />actually increase the value of the existing office building in that it will create additional income for <br />the owner and building, and a strong premise in the evaluation of commercial real estate is <br />factored on cash flow. More cash flow equates to higher market value's in regards to commercial <br />real estate. Our use and occupancy will actually contribute towards a higher market value for the <br />Interstate Office Plaza, and we don't perceive any reason that we would have an effect on any <br />adjacent properties. <br />The adjacent properties to the Interstate Office Plaza are currently fully developed and consist of <br />commercial use on two sides (East and West) Highway 694 is to the south, and two residential <br />properties exist to the North. The establishment of a church use will not impede the normal and <br />orderly development and improvement of the surrounding properties as the area is fully developed <br />already. <br />The building is served with all necessary utilities, access roads, drainage, egress and access points, <br />parking and restroom facilities that are adequate for occupancy. The suite provides 2 egress/ <br />accesses, the property provides 4 restrooms, 2 of which are located within our suite and are <br />wheelchair accessible. There is one handicap parking stall and approximately 54 parking spaces on <br />site. Using a parking parameter of 3 to 1 ratio our parking needs are approximately 16-18 parking <br />spaces which the building amply provides. Due to the fact we have hours of operation that do not <br />coincide with the other office users the on-site parking requirements for our use will be more than <br />adequate. <br />To our knowledge our use of office space and occupancy of the building conforms to the applicable <br />regulations in a B-1 district. <br />The other tenants currently located in the Building are American Family Insurance - 3 Agencies the <br />Rick Duevel Agency, Adam Mohr Agency and Wayne Moss Agency. We need to redress the question <br />of square footage for each of the tenants to the property owner but we are assuming the insurance <br />agencies are on the second floor of the building and consist of approximately 3600 SF combined. <br />The main floor tenants consist of Clear Choice Restoration, Funded.com, and Innsbruck Wellness <br />Group. We are estimating that each of these tenants occupies suites in the 1000-1200 SF range. <br />The Innsbruck Wellness Group is an entity with a use similar to the church in that it provides <br />counseling and support groups for adults. The church proposes to use 3600 SF which is located in <br />the lower level of the facility. As mentioned previously there are approximately 54 parking spaces <br />on site available - and the estimated number of stalls the church would use on average would be <br />16 to 20 as most of our attendees are families and carpool. We expect it would be typical to have <br />all 54 spaces available for the church use in the evenings and on Sunday as the hours of operation <br />of the other tenants located in the building are Monday through Friday 8 a.m. to 5 p.m. There is no <br />formal parking agreement in place between the tenants and with the non-business hours use on the <br />part of the church, no shortage of parking capabilities is expected.
