<br /> <br />4 <br /> <br />An unidentified resident asked if the red line on the map was the approved building line. <br />Assistant Director of Community Assets and Development Gozola reported this was the case. <br /> <br />Motion by Commissioner McQuillan, seconded by Commissioner Frischman to close the Public <br />Hearing. <br />Approved 5-0. <br /> <br />Motion by Commissioner Frischman, seconded by Commissioner McQuillan to approve staff <br />recommendation. <br />Approved 5-0. <br /> <br />3) Ordinance 869: An Ordinance to amend the City’s zoning code to comply with the new 2040 <br />Comprehensive Plan. <br />Assistant Director of Community Assets and Development Gozola reported on July 23rd, 2019, <br />the City Council placed the new 2040 Comprehensive Plan into effect by approving Resolution <br />2019-067. Approval triggered a statutorily mandated nine-month time clock for the City to <br />review and update its zoning ordinance to comply with the new Comprehensive Plan. This <br />Ordinance marks the City’s first step towards meeting the statutory requirement. As staff fully <br />intends to undertake a complete re-write of the City’s zoning ordinance in 2020, we are only <br />recommending the minimum number of changes necessary to bring zoning into compliance with <br />the new plan. Broader changes and policy updates will mainly be put off at this time until they <br />can be discussed and considered within the larger framework and discussion to come. Staff <br />provided further comment on the Ordinance amendment and requested feedback from the <br />Commission on how to proceed. <br />Chair Nichols-Matkaiti thanked staff for the update and noted the Commission looked forward to <br />addressing the City’s zoning code amendments in order to comply with the 2040 Comprehensive <br />Plan. <br />Motion by Commissioner McQuillan, seconded by Commissioner Frischman to table the Public <br />Hearing to the November 19, 2019 Planning Commission meeting. <br />Approved 5-0. <br /> <br />VII. Business Items <br />1) Site Plan Review: Application from Bona Brothers seeking site plan approval for the property at <br />309 Old Highway 8 to construct a new 27’ x 56’ garage to serve as cold storage for machinery <br />and equipment – PID 29-30-23-42-0035. <br />Assistant Director of Community Assets and Development Gozola reported Bona Management <br />Company LLC is seeking to construct a 56’x 72’ steel building at the southeastern corner of the <br />parcel located at 309 Old Highway 8 NW.
