ADDITIONAL WRITTEN ITEMS <br /> Special Use Permits Narrative (approved by the City 2/7/19) <br /> OUR HOPE IS TO ALLOW A NURSING HOME TO BE PART OF OUR NEW PRD. <br /> A special use permit cannot be approved unless the Planning Commission and City Council <br /> find that the following criteria have been met. Please provide a response on how/why your <br /> project meets the below stated criteria. Use additional sheets if necessary and consult with <br /> the Planning Director at the time of your Pre-Application Meeting as some items may not be <br /> applicable for your project. <br /> 1. That the establishment, maintenance, or operations of the special use will not be <br /> detrimental to or endanger the public health, safety, morals, comfort or general welfare. <br /> The site currently includes a skilled nursing facility that opened in 1964. <br /> 2. That the special use will not be injurious to the use and enjoyment of other property in <br /> the immediate vicinity for the purposes already permitted, nor substantially diminish and <br /> impair property values within the neighborhood. <br /> The site currently includes a skilled nursing facility that opened in 1964. <br /> 3. That the establishment of the special use will not impede the normal and orderly <br /> development and improvement of the surrounding property for uses permitted in the <br /> district. <br /> The skilled nursing facility has been on the site since 1964. The site is to be transformed into <br /> a Continuing Care Retirement Community (CCRC), which will allow the older residents to <br /> age in place, and skilled nursing service are a part of the normal aging process. <br /> 4. That adequate utilities, access roads, drainage and/or necessary facilities have been or <br /> are being provided. <br /> The site currently includes a skilled nursing facility that opened in 1964. <br /> 5.
