Detached garages are an <br />expected accessory structure in residential districts, and investments in properties <br />such as this tend to improve rather than detract from area property values. At the <br />time of writing this report, no comments had been received opposing the garage. <br />3. That the establishment of the special use will not impede the normal and orderly <br />development and improvement of the surrounding property for uses permitted in <br />the district. <br />APPLICANT COMMENTS: Removal of existing garage and building of new <br />garage will improve aesthetics. Surrounding homeowners agree and are in support <br />of this project. <br />STAFF COMMENTS: Staff finds this criterion to be met. The proposed garage will <br />meet required setbacks whereas the existing one does not. The property will also be <br />conforming to impervious surface and FAR maximums and the lot is of sufficient <br />size to support the proposed improvement. <br /> <br />4. That adequate utilities, access roads, drainage and/or necessary facilities have <br />been or are being provided. <br />APPLICANT COMMENTS: Yes – rain water from roof will be directed onto our <br />property only. Electrical will be installed by licensed electrician – up to code. <br />STAFF COMMENTS: Staff finds this criterion to be met. <br />5. That the special use shall in all other respects conform to the applicable <br />regulations of the district in which it is located. <br />APPLICANT COMMENTS: Yes – new garage will be used for my residential use <br />only. <br />STAFF COMMENTS: Staff finds this criterion to be met. The proposed garage will <br />not bring the property out of conformity in any way, and instead will eliminate an <br />existing nonconformity. <br /> <br />In addition to the standard SUP criteria, Section 4-530(1)(E) establishes the following <br />three additional requirements for this type of request: <br />6. Roof and exterior color and material must be consistent and complimentary with <br />the principal structure. <br />APPLICANT COMMENTS: It will be consistent and complimentary. <br />STAFF COMMENTS: Staff finds this criterion to be met. The applicants intend to <br />comply with this requirement, and doing so can be made a condition of approval.
