Needs Assessment: Brightwood Hills Clubhouse Pg. 5 <br />2. Conditions of the Existing Facility <br />Site Conditions <br />Located at 1975 Silver Lake Rd, Brightwood Hills Clubhouse is readily accessible by car. <br />Accessible parking is provided and marked. The pathway leading up to the clubhouse is steep but <br />appears to be within ADA requirements. That said, there are a handful of potholes within the <br />pathway that could make it challenging for anyone with a disability. As one approaches the <br />building, the building perimeter appears to encounter a good deal of surface moisture. This may <br />be a function of the time in which the building was assessed, or it could be indicative of a larger <br />issue. Regardless of the scale of the issue, the moisture issues at the building perimeter are not <br />being helped by the lack of gutters and downspouts to direct water away from the structure. <br />There are locations where landscape block, concrete columns and siding are showing signs of <br />staining and possible degradation due to excess moisture. There are also areas where <br />landscaping has washed out exposing the building’s foundation walls and exterior insulation. <br />Items noted regarding areas of concern for the site are: <br />Potholes in pathway <br />Siding/grade Issues (Images 005/008) <br />Excess moisture at column bases (010) <br />Landscaping washed out (008/009) <br />Exterior Building Envelope <br />Overall the exterior envelope is in fairly good shape. There are some locations where the siding is <br />too low or too high relative to grade. In other locations the siding has been damaged or stained. <br />There are typical indicators of wear and tear at the exterior doors where there are scratches, <br />dents and light rust forming on the frames. The same can be said of the exterior columns, where <br />some staining has occurred, and there is one significant chip exposing some rebar that needs to <br />be patched. The only issues with the windows are on the interior, where some caulking has failed <br />in one location, and there is minor damage to the sills. Lastly, the stoop at the exterior door by the <br />stair (Door 110A) has drifted away from the building. The resulting cold intrusion has led staff to <br />seal the gap with spray foam which could be hazardous from an egress standpoint.
