Needs Assessment: Brightwood Hills Clubhouse Pg. 6 <br />Items noted regarding areas of concern for the building envelope are: <br />Siding damage and staining (Images 005/006/007/008/010) <br />Exterior column staining and damage (004/010) <br />Exterior door wear and tear (010/011) <br />Door 110A (013) <br />Roof and Associated Components <br />A full roof inspection was not within the scope of this report, but there are no major problems <br />visible from the ground or leaking within the structure. There appears to have been some work <br />done recently. Shingles have been replaced in some areas. Apart from this, there is some paint <br />chipping from the skylight but this appears to be the only issue visible from the ground. <br />Items noted regarding areas of concern for the roof are: <br />Chipped paint at skylight (Images 001/003) <br />Interior Environment – General Comments <br />Like the exterior, most interior surfaces are in fairly good condition. There is minor damage to <br />gyp. soffits and especially at the perimeter of the main dining area. The carpet in this area has <br />only a few damaged spots. There are typical signs of wear and tear at the window sills and on <br />most interior doors. Likewise, there are scratches and scuffs throughout the interior in need of <br />some fresh paint. The p-lam counters are fairly worn and will likely need to be replaced in the <br />near future. There are also some accessibility concerns throughout the building. These will be <br />addressed in more detail in the sections below. <br />Sports Equipment Storage (Rm B1) <br />It is the recommendation of this assessment that, due to the fire panel and electrical equipment <br />being located within this room, that this area not be used for storage. Stored items can get in the <br />way of emergency personnel should they need to access any of this equipment in an emergency. <br />The exterior door to this room does not have the proper accessible pull clearance either.
