Needs Assessment: Brightwood Hills Clubhouse Pg. 7 <br />Sports Equipment Storage (Rm B2) <br />The only item of note in this location is the cable tray penetrating the wall between Rooms B1 and <br />B2. While it does not appear to be violating any codes, it is unsightly and could become a route <br />for vermin to make their way into either storage area. <br />Sports Equipment Storage (Rm B3) <br />The insulation around the overhead duct in this area has been damaged. That is the only issue of <br />note in this room. <br />Stair (Rm B4/110) <br />The code compliance of this stair falls in a somewhat gray area; thus, it is subject to the opinion <br />of the local code official. To start, if the stair is deemed a necessary component for egress, then <br />multiple issues must be addressed in conjunction with, or prior to, any other work on this <br />structure. These issues are: <br />Both stair runs are less than 36” minimum <br />Hand rails are lacking continuity and should be located on both sides <br />Door B4 does not have the proper pull clearance <br />Door 110A does not have the proper push clearance <br />The stoop outside Door 110A does not present an accessible threshold, nor does it <br />connect to a public right of way <br />Should the stair be deemed as non-essential for egress by the local authority, many of these non- <br />compliant items can be left out of any new work. This is plausible considering that both levels of <br />the building have direct access to the exterior, but it is still up to the determination of the local <br />code official. <br />Other issues within the stair are related to wear and tear. The entire stair could use a fresh coat <br />of paint, and there are a few dents and dings that could be patched. See Photos 013 and 021 for <br />reference.
