Needs Assessment: Brightwood Hills Clubhouse Pg. 8 <br />Bathroom (Rm B5) <br />The shower is not accessible and would need to be relocated if any work is to commence on this <br />structure. Similarly, there is no insulation kit beneath the lavatory in this room which is a violation <br />of the ADA. Apart from the accessibility issues, there appears to be staining throughout this room. <br />It is difficult to ascertain the root cause at this time, but the surfaces are in need of thorough <br />cleaning. See Photos 022 and 023 for reference. <br />Janitor/Storage (Rm B6) <br />The only item of note in this room is the need for a more durable surface adjacent to the mop <br />sink. Though the gyp. board doesn’t look too damaged in its current state, a more durable finish <br />like FRP will better ensure the longevity of the wall behind the sink. See Photo 024 for reference. <br />Cart Storage (Rm B7) <br />This space appears to be in working order. Being fairly utilitarian, there is less of a concern about <br />the state of finishes. That being said, the overhead door does have its share of dents and <br />scratches. The East wall has recently been repaired with drainage issues at the exterior having <br />been mitigated. The only significant issue here is that any penetration through the precast plank <br />above needs to be fire caulked. This assessment did not inspect every single penetration through <br />the plank, but it will need to be done in the future if any work is to proceed on this building. Lastly, <br />the eyewash was not tested as part of this assessment. <br />Men’s and Women’s Lav (Rm 100 and 101) <br />Both restrooms are single occupancy and in fairly good condition. Both rooms are in need of a <br />fresh coat of paint to cover up any stains or scratches. The door to the Men’s room has some <br />pretty bad scuffs on it, and neither of these rooms have an insulation kit beneath their lavatories. <br />As part of the ADA, exposed plumbing beneath sinks must be insulated. See Photo 017 for <br />reference. <br />Storage (Rm 102) <br />This storage room appears to have been converted into a food prep area of sorts. Two large <br />stainless-steel sinks have been added along with some other equipment. The single sink and <br />countertop are right on the line for the required clear floor space for Door 102. The countertop for <br />this single sink would likely need to be moved or trimmed down. It was also noted by the staff that <br />this faucet is difficult to move and likely needs to be repaired or replaced. This sink also needs an <br />insulation kit for the exposed plumbing below.
