Needs Assessment: Brightwood Hills Clubhouse Pg. 9 <br />direct violation of Door 102’s pull clearance. This is something that must be addressed moving <br />forward. The last issue of note is the access stair for the mechanical mezzanine. It is in desperate <br />need of repair and presents a hazard to anyone needing to access this space. See Photos 115 <br />and 120 for reference. <br />Office (Rm 103 and 104) <br />Both offices seem to be functioning largely as storage space, and without access to the entire <br />space, it was difficult to ascertain the current condition of all the finishes in either Room 103 or <br />104. Room 103 has some cracking on the ceiling near the Southwest corner, but that is the only <br />item of note at this time. <br />Hall (Rm 105) <br />The finishes in this area are on par with the other common areas. There are some scratches and <br />scuffs that require paint, but there is no major damage. It should also be noted that the drinking <br />fountain in this area is not meeting its clear floor space clearances of 15” from the centerline of <br />the fountain. See Photo 018 for reference. <br />Storage (Rm 106) <br />The latch set for Door 106 has been taped open. It is difficult to tell whether this was done by staff <br />to make access easier or it was done because the latch is broken. In either event, the latch set <br />will likely need to be replaced. See Photo 016 for reference. <br />Hall (Rm 107) <br />There were no items of note in this area. <br />Vending (Rm 108) <br />There were no items of note in this area. <br />Sales (Rm 109) <br />The laminate casework has begun to show its age. It has also pulled away from the wall in a <br />couple locations. See Photo 014 for reference.
