Needs Assessment: Brightwood Hills Clubhouse Pg. 10 <br />Dining (Rm 111) <br />As noted in the general interior section of this assessment, the overall condition of the dining area <br />is fairly good. There is cracking as the perimeter soffits in multiple locations. The doors, window <br />sills, walls and floors have signs of wear and tear, but there is nothing overly significant. There is <br />a caulking failure above the window in the Southwest corner. There is one notable hole in the <br />carpet and the gyp. around the skylight is cracking in a couple locations. The other issues in this <br />room can be remedied with minor patches and fresh paint. See Photos 011, 012 and 019 for <br />reference. <br />Mechanical Mezzanine <br />Apart from the poor condition of the access stair (See notes for Room 102), the mechanical <br />mezzanine is in moderate shape. There are water marks on the floor from a previous water issue, <br />but this appears to have been addressed in the past, since no moisture was present at the time of <br />this assessment. It should be noted that a large portion of this mezzanine is being used for <br />storage, and it is our recommendation that this area be subdivided, at the very least, to avoid <br />storage items potentially preventing access to mechanical equipment.
